<\/p>\nLandscape is always the muse for every Blakstad project. Nowhere is this more obvious then at Terra Masia \u2013 a vast private valley of cultivated fields and pristine forest near Santa Eulalia. Here, Blakstad and D-Office Real Estate are collaborating on a collection of seven ultra-luxurious homes built on centuries of Ibicenco tradition.<\/p>\n
Spread across approximately 550,000 square metres, Terra Masia is an agricultural enterprise with olive trees, grain and vegetables cultivated across various parts of the estate. This point of difference has been embraced by the principals involved in this new development. Rather than clearing the area to create a conventional residential complex, the intention is to preserve its agricultural character and build homes that become part of it. Each residence will occupy a substantial individual plot, allowing privacy while remaining connected to the wider rural setting.<\/p>\n

For Blakstad, the relationship between architecture and land is fundamental \u2013 it\u2019s a philosophy built around tradition and the extensive studies of ancient homes made by Rolph Blakstad, the firm\u2019s founder and father of current Head of Design Rolf Blakstad. Traditional Ibicenco farmhouses evolved as practical responses to their surroundings. Thick walls protected interiors from summer heat and winter cold. Deep porches provided shaded work areas and created transitional spaces between indoors and out, while flat roofs, simple cubic forms and the gradual addition of rooms gave each house its distinctive composition. The builders of Ibiza never conceived a particular style \u2013 the beauty of their creations emerged from necessity, available materials and generations of accumulated knowledge. This collective intelligence will remain visible throughout the designs for Terra Masia.<\/p>\n

Some of the seven residences are progressing under earlier licences while others are being designed in response to current planning regulations. This means the collection will develop as individual houses rather than repetitions of a single design formula. Several of the Terra Masia homes have their origins in earlier work by Rolph Senior. There\u2019s a beautiful continuity that connects the present to the past, offering a rare opportunity for the current Blakstad team to revisit the studio\u2019s own lineage. The exteriors and porches express this most clearly. Deeply shaded and protected by wood pergolas, they are visually characteristic of Ibiza’s traditional rural architecture, but their purpose goes much further than appearance. They will temper the sun, allow doors to remain open while interiors stay shaded and create an intermediate place between house and garden. Ancient solutions remain relevant because the climate and land that shaped them has not changed.<\/p>\n

Mature olive trees and Mediterranean planting will soften the boundaries between building, gardens and farm, while outdoor areas will extend the living zones, becoming comfortable spaces that can be utilised throughout the changing hours of the day and season. Inside, generous spaces will open towards the outdoors through large expanses of glass. Skylights will bring daylight deep into the home, while arched openings, natural stone, wood finishes and soft textures will maintain a material connection with the architecture outside.<\/p>\n

Perhaps the most unusual aspect of Terra Masia lies beyond the walls of the houses themselves. The cultivated land is intended to remain active, with future owners having the opportunity to retain a relationship with the farm surrounding their homes. The exact structure is still being developed, but the principle is central to the vision: these residences will exist within working farmland rather than replace it. Seen from above, the scale of it becomes clear. The architecture takes up only a small part of an immense stretch of red earth, fields, trees and distant hills.
